U.S. expat mortgage questions, answered

Can a U.S. citizen living overseas really get a U.S. mortgage?
Yes. The U.S. banking system generally isn't built for expats — most traditional lenders can't use income that isn't in U.S. dollars and backed by a W-2. America Mortgages' U.S. Expat Mortgage Loans are designed specifically for Americans living abroad, qualifying you on your actual overseas earnings so your income source doesn't lock you out of the U.S. housing market.
Do I need a W-2 or U.S.-based income to qualify?
No. You do not need a W-2 or U.S. employment. We qualify you on your foreign-currency income — salary, self-employment or business earnings — through our Foreign Income Mortgage Program. For an investment property, we can qualify you on the property's rental income (DSCR) instead of your personal income.
How much can I borrow, and what down payment do I need?
Loan sizes run from $150,000 to $5,000,000, covering both first-time and luxury buyers. Maximum loan-to-value is up to 80% for purchases, refinancing and equity release, so plan for roughly a 20–25% down payment plus reserves. Exact figures depend on the program, property and your profile.
What loan programs and terms are available?
You can choose 15- or 30-year fixed rates, or 5- and 7-year ARMs, with 30-year amortization regardless of age. A fixed 10-year interest-only option is also available; it converts to a 30-year principal-and-interest fixed with no rate change, which helps manage cash flow while keeping a locked long-term rate.
Can I refinance or take cash out of a property I already own?
Yes. Refinancing and cash-out / equity release are among our most popular programs for U.S. expats — many use released equity to reinvest, buy a vacation or investment property, or simply lower their payment. Cash-out is available up to 80% of the property's value.
What documents will I need to provide?
Typically a valid U.S. passport, proof of your foreign address, recent foreign bank statements, and evidence of income — employment or self-employment documentation, or, for a DSCR loan, a rental appraisal of the property. Your specialist gives you an exact checklist up front so there are no surprises.
Can I use interest-only payments while I'm abroad?
Yes. Our fixed 10-year interest-only loan lets you make interest-only payments for the first decade, then automatically converts to a 30-year principal-and-interest fixed loan at the same rate. Many expats use it to maximize cash flow and keep peace of mind with a fixed rate while living overseas.
How quickly can I get pre-approved and close?
We can issue a pre-approval once we have your basic details. From a complete application, most purchases fund in roughly 21–45 days; time-sensitive purchases can be structured to close faster.
