Owning a U.S. rental you never see is a time-zone problem before it's anything else. Your tenant is asleep when you're awake, and a burst pipe needs a decision now, not in eight hours.
On top of that, landlord-tenant rules, deposit handling, notice periods and eviction procedure all change from state to state. And rent has to reach you with accounting you can trust, since you can't appear in a U.S. housing court yourself if something goes wrong.

We introduce you to an independent, licensed U.S. property manager in your property's market, one built, like America Mortgages, for owners who live abroad. If you're still buying, we coordinate that introduction alongside your loan, so the property is tenant-ready at or before closing. The manager works in your time zone, reachable by phone, email, WhatsApp or WeChat, not only during U.S. business hours. We can also introduce our landlord-insurance, money-transfer and tax partners, so financing, management, insurance and structuring all line up around the same property.
America Mortgages arranges the introduction. The management itself comes from an independent, licensed property manager, a separate firm that contracts with you directly.
What we don't do
We don't manage, lease or collect rent, and we never hold or move your rent or a deposit. In most U.S. states, managing property for someone else for compensation is a licensed real-estate activity, and America Mortgages is a lender and broker, not a licensed property manager. What to Check Before You Appoint a Manager
- What full service should include
- Pricing and listing, tenant screening, a state-compliant lease, rent collection, maintenance dispatch, periodic inspections, monthly statements, and eviction filings with court representation so you never have to fly in. Leasing-only firms stop after placing the tenant.
- Check the license
- Managing property for someone else for compensation is a licensed real-estate activity in most states, though a few require none. Ask for it and check it.
- Where your money sits
- Confirm your rent and your tenant's deposit sit in a separate, reconciled trust account rather than the firm's operating funds, and ask how often it's reconciled.
- Get the fees in writing
- Managers usually charge a recurring fee on rent collected, often around 10 percent, plus a one-off leasing fee of about a month's rent, and sometimes a small setup fee. These are general market ranges, not America Mortgages figures. Numbers move by market and firm, so ask about renewal fees and whether anything is billed while the unit sits empty.
- How you'll stay in the loop
- Ask for an owner portal holding the lease, the monthly statement, inspection photos and maintenance tickets, and a real person who picks up when your daytime is their overnight. Rent arrives in dollars, so plan the currency leg too.
- Non-resident experience specifically
- Check they know an ITIN, holding title in an LLC and FIRPTA at sale are routine parts of the job. A manager built for overseas owners will be familiar with all of this; a purely domestic one usually isn't.
