In shortThe America Mortgages loan process runs in six clear steps: a free consultation, a pre-approval, document collection, the property and appraisal stage, underwriting, and finally closing and funding. You can start with no U.S. credit, no SSN and no U.S. income — and complete every step remotely from overseas.
How does the America Mortgages loan process work?
America Mortgages is a direct lender and super-broker — NMLS 2810389 (America Mortgages Nationwide)— that finances U.S. property for one specific audience: U.S. expats and foreign nationals living overseas. Because we do this every day, our process is built for borrowers who don’t have a U.S. credit file, a Social Security Number or U.S.-based income — the exact things that cause a domestic U.S. bank to say no.
From the first call to the day you get the keys, your loan moves through six stages. One dedicated loan officer owns your file the whole way, matching you across 150+ U.S. lender programs in all 50 states. Here is exactly what happens at each step, and how long it takes.
Step 1 — Free consultation
Every loan starts with a no-obligation conversation. Tell us where you live, the U.S. state and price range you're targeting, and whether it's a purchase, refinance, cash-out or bridge. There is no charge and no credit pull at this stage.
- We confirm you qualify as a U.S. expat or foreign national — citizenship and residency are not required to own or finance U.S. property.
- We map your goal to the right program family: full-doc foreign national, DSCR (rental income), U.S. expat, portfolio or bridge.
- You are matched with one dedicated loan officer who stays with your file from this call through to funding.
Step 2 — Pre-approval
With a light-touch review of your profile we issue a written pre-approval with no U.S. credit history required. This tells you (and your realtor) the loan amount, indicative terms and down payment you can plan around before you make an offer.
- No SSN, no U.S. credit score and no U.S. tax return needed on most programs.
- Your pre-approval strengthens your offer and shows sellers you are a serious, financed buyer.
- We confirm the likely down payment range (typically 25–35% for foreign nationals) so there are no surprises later.
Step 3 — Document collection
Once you're ready to proceed, your loan officer sends a tailored, program-specific checklist and a secure upload link. Because we specialize in overseas borrowers, the list is built for non-U.S. paperwork — foreign pay slips, tax returns and bank statements are all accepted.
- Full-doc borrowers provide proof of overseas income (pay slips / tax returns) and asset statements.
- DSCR (investment) borrowers skip personal income docs entirely — the property's projected rent carries the file.
- We help translate and format overseas documents so underwriting isn't held up by formatting differences.
Step 4 — Property, appraisal & LLC
With an accepted offer in hand, escrow opens and the lender orders an independent appraisal to confirm the property's value. Many overseas investors choose to hold title through a U.S. LLC — we can guide the structure and coordinate the setup.
- A neutral U.S. escrow / title company holds your deposit and coordinates the closing.
- The appraisal and title search run in parallel with underwriting to keep the timeline tight.
- If you're buying through an LLC, we align the loan structure with your (and your tax adviser's) chosen entity.
Step 5 — Underwriting
The lender's underwriter reviews the full file — your documents (or the rent roll for DSCR), the appraisal and title — and issues the loan approval with any final conditions. Your loan officer manages every condition on your behalf so you're never chasing paperwork across time zones.
- You are kept informed at every juncture — a recurring theme in our client reviews.
- Any conditions (updated statements, clarifications) are handled by your loan officer, not left to you.
- Final loan terms are confirmed in writing before you commit to closing.
Step 6 — Closing & funding
You sign the closing documents remotely — before a notary, at a local bank, or at a U.S. embassy or consulate — and return them. Funds are wired to escrow, title transfers into your name (or your LLC), and the property is yours.
- Close from anywhere in the world — no need to fly to the U.S.
- Funds are wired securely to the neutral escrow account, never to us.
- Most financed purchases complete in about 30–45 days from an accepted offer.
What documents will I need?
The exact checklist is tailored to your program — a DSCR investment loan needs far less than a full-documentation loan, for instance. As a starting point, here is what most overseas borrowers gather. Foreign-issued documents are expected and accepted.
Identity
- A valid passport (photo page).
- A second form of ID where required by the program.
Income (full-doc programs)
- U.S. expats: two years of U.S. tax returns and pay statements. No W-2 required.
- Foreign nationals: an income letter — we provide the template. No local tax returns.
Assets
- Recent bank / brokerage statements showing the down payment and reserves.
- Proof of funds for the deposit and closing costs.
Property / entity
- The purchase contract once you're under offer.
- LLC formation documents, if you're holding title through an entity.
How long does the whole process take?
A pre-approval can land once we have your basic details. From an accepted offer, a financed purchase then typically closes in about 30–45 days. The biggest variable is how quickly documents come together — because your loan officer runs the appraisal, title search and underwriting in parallel, a well-prepared file moves fast even across time zones.
Where your options come from

How we protect your funds
America Mortgages never receives, holds, or has access to your money at any stage of your loan. All funds — from application deposits to closing — are handled exclusively by independent, licensed, insured, and bonded escrow and title agencies, regulated under U.S. law. Your money moves directly between you and the escrow agent, never through us.
A few rules we follow, and that you should too
- We will never ask you to wire funds based on emailed instructions alone.
- Any wire or account details you receive should always be verified by phone, using a number you already have on file — not one supplied in the email itself.
- If you ever receive wiring instructions that seem to have changed, or that arrive only by email, call your U.S. Mortgage Specialist or the escrow agent directly before sending anything.
Wire fraud targeting international real estate buyers is a real and growing risk. Taking thirty seconds to verify by phone before every transfer is the single best protection you have.
