- What does a buyer's agent do for you?
- Works for you, not the seller. Pulls listings, runs live video tours, checks what the photos hide, prices and negotiates your offer, then runs the inspection, appraisal and closing alongside your lender.
- Who pays the buyer's agent?
- Since the NAR settlement took effect on August 17, 2024, the commission is negotiated, you sign a written buyer-broker agreement before touring, and a seller can still offer a concession toward it. America Mortgages does not set, collect or pay it.
- What is CIPS?
- Certified International Property Specialist, an NAR designation for cross-border deals, held by a small share of agents across roughly 50 countries. A reasonable first filter, though a record of closed non-resident deals matters more.
- Can you buy without flying in?
- Yes. Video tours, then a power of attorney, a remote online notarization or a couriered wet-ink signing at closing, depending on the state.
- What should you check in an agent?
- Non-resident deals actually closed, comfort with a purchase held in a U.S. LLC, understanding that you may qualify on rent rather than a U.S. salary, and clear responsiveness across the time difference.
