Sending your down payment to the U.S. for a property you are buying from abroad?

Get Your Down Payment and Closing Funds to the U.S. by Closing Day

Cash to close has to land in a U.S. account on a fixed date. America Mortgages does not move your money. We coordinate the timing with your loan and closing, introduce a regulated foreign-exchange provider, and tell you what documents your lender needs.

Your loan officer works the transfer back from your funding date. A licensed third-party provider converts and sends the money.

Why Timing and Paperwork Matter More Than the Transfer Itself

  1. Closing is a fixed calendar date, but moving a large sum internationally rarely is. A wire can take days to clear compliance checks, and if it lands late, it can put your funding date, and your purchase, at risk.

  2. There's a currency side to this too. Your purchase price is fixed in dollars, but what it actually costs you isn't fixed at all. Between your accepted offer and your funding date, the exchange rate moves, and on a six-figure purchase that drift adds up to real money.

  3. Then there's the paperwork. U.S. lenders and title companies need to see exactly where your funds came from before they'll release anything at closing. A transfer that shows up without a clear trail, even if the money itself is fine, is one of the most common reasons a closing gets delayed at the last minute.

What America Mortgages Arranges

We coordinate the timing. Your loan officer works out how much to move and when, so your cash to close lands on your funding date. We also introduce you to a regulated third-party foreign-exchange and payments provider, who converts and sends the money. And we brief you on source of funds, telling you which statements and paperwork your lender and title company will need, so documentation never holds up closing.

What America Mortgages never does

America Mortgages is a mortgage lender and broker. It does not transmit, hold, convert or receive funds, is not a money services business, and does not provide currency or hedging advice. Currency conversion and international payments are provided by regulated third-party providers under their own terms and licensing.

Your Path From Offer to Funded Escrow

  1. Plan with your loan officer

Map out how much to move and when, against your closing date.

  2. Get introduced and set up

America Mortgages introduces a regulated foreign-exchange and payments provider. You open your account with them and prepare the source-of-funds documents America Mortgages asks for.

  3. The provider converts and sends

The provider pays U.S. dollars into U.S. escrow on the agreed date. America Mortgages does not touch the funds.

  4. Fund and close

The funds are in place for closing and your purchase stays on schedule.

What to Know Before You Move the Money

Start from the closing date
Account opening, verification and anti-money-laundering review all take days, and a wire sent after a daily cut-off, at a weekend or on a U.S. holiday waits for the next business day. Everything works back from the funding date.
Source of funds is what derails closings
U.S. lenders and title companies must verify where your funds came from. Underwriters generally want funds seasoned in a verifiable account for roughly 30 to 60 days, plus paperwork for any large deposit. America Mortgages tells you what your file needs before you move anything.
Bank wire or currency specialist
A bank wire needs no new account but usually builds a markup into the rate, adds a flat fee, and can be held. A specialist adds an account-opening step and generally gives a tighter rate and clearer fees.
Why large wires get held
Banks run anti-money-laundering and know-your-customer checks, banks set their own limits, and payments hop through correspondent banks. Reviews commonly take around 5 to 10 business days. Transfers at or above $10,000 are federally reportable, which is routine.
The rate moves between offer and closing
Providers offer tools such as a forward contract or a limit order. Those are the provider's products. America Mortgages does not advise on them and does not set or guarantee rates. Model the payment impact with the Foreign Currency Mortgage Calculator.
Compare on the all-in number
Most of the cost hides in the spread, not the fee. Ask each route what total U.S. dollar amount lands in escrow for the same home-currency amount on the same day. Industry figures put bank markups at roughly 2 to 4 percent or more over the mid-market rate, against well under 1 percent for specialists.

A Lender Built for Foreign Nationals and U.S. Expats

America Mortgages is the party already at the table at the mortgage moment. What we can genuinely offer is coordinating when the transfer needs to happen against your loan and closing calendar, and telling you what source-of-funds paper trail your U.S. lender needs. Both are things we do anyway, and neither requires us to touch, price or move your money.

Common Questions About Moving Funds to the U.S.

Talk to an America Mortgages specialist about your transfer timing and source-of-funds documents, across our full range of programs.

Plan my funding timeline
Does America Mortgages transfer, hold or exchange my money?
No. America Mortgages is a mortgage lender and broker. It does not transmit, hold, convert or receive funds and is not a money services business. We coordinate the timing of your transfer with your loan and closing, and can introduce you to a regulated third-party foreign-exchange and payments provider who does the conversion and the payment under their own license.
When should I start arranging the transfer?
As soon as your loan is coming together and you have a target closing date. Account opening, seasoning of your funds and anti-money-laundering review all take time, so early is safer than fast. Your loan officer maps out how much to move and when.
What documents prove where my down payment came from?
U.S. lenders and title companies must verify your source of funds. Underwriters generally want funds seasoned in a verifiable account for roughly 30 to 60 days, plus documentation for any large deposit, such as the sending bank's statement and a short explanation, or a sale or estate document. America Mortgages tells you which of these your file will need before you move anything.
Should I wire through my own bank or use a currency specialist?
Both work. A bank wire needs no new account, but banks usually build a markup into the rate, add a flat fee, and can hold large wires. A regulated specialist adds an account-opening step but generally offers a tighter rate and clearer fees. Compare them on the total U.S. dollar amount that lands in escrow for the same home-currency amount on the same day. America Mortgages does not price the currency conversion.
How do I protect against the exchange rate moving before closing?
The rate moves between your accepted offer and your funding date, which changes what a fixed U.S. dollar price costs in your currency. Providers offer tools for this, such as a forward contract or a limit order. Those are the provider's products, and America Mortgages does not set or guarantee an exchange rate. America Mortgages tells the provider the closing date to work toward. Model the payment impact with the Foreign Currency Mortgage Calculator.
Why do large international wires get held?
Banks and providers run every large cross-border payment through anti-money-laundering and know-your-customer checks, and either side can hold the funds until those clear. Reviews commonly take around 5 to 10 business days. Those are the banks' and providers' timelines, not America Mortgages timelines. Starting early and sharing your closing date is the best defense.
