Understanding Your Landlord Policy
- The form you need
- A landlord dwelling policy, usually a DP3. Open perils, so everything is covered except the listed exclusions, and it generally pays replacement cost. A DP1 covers only the perils named on the form and often pays actual cash value. A homeowner's HO3 is for a home you live in yourself, and a lender may reject one on a rental.
- What it covers
- The dwelling itself, detached other structures such as a garage or shed, liability if a tenant or visitor is injured, loss of rent while a covered loss is repaired (typically up to twelve months), and the appliances or furnishings you own to service the rental. Your tenant's belongings are never on your policy.According to Steadily, a landlord policy is built from property protection, liability that pays medical bills, legal defense and settlements, and loss of rental income when a covered peril makes the home uninhabitable. Named perils listed include fire and smoke, certain water damage with flooding excluded, storm, wind, lightning and hail, vandalism and burglary, and riot or civil commotion.
- What is left out
- Flood is never covered by a standard policy and needs its own; earthquake works the same way. Mold, ordinance or law, water backup, ordinary wear and tear and tenant-caused damage stay out. Ordinance or law, water backup and a vacancy or builder's-risk policy can be added for an extra premium.
- What your lender requires
- Dwelling coverage that matches or exceeds the loan amount or the property's replacement cost, depending on the investor's guidelines. A mortgagee clause listing the lender correctly with the loan number. A named insured matching the borrower or entity on the loan, so an LLC-held property cannot be written to you as an individual.
- What moves the premium
- Rebuild cost first, then location and catastrophe exposure, then construction type and building age, then the limits and deductible you choose. America Mortgages cannot quote you a premium; only the licensed agency can price your property. For scale only, independent 2026 market sources put single-family landlord premiums roughly in the $800 to $3,000 a year range.
