How these calculators work — and what they'll never do

You enter the rate — always

We never pre-fill, fetch or imply an interest or FX rate. Rates you enter are treated as indicative; your quoted rate comes in writing at pre-approval. Where we must assume a band (closing costs 2–5%, state tax classes), it's labeled indicative on the result itself.

Your numbers stay on your device

The tools compute entirely in your browser. No inputs are posted to our servers, embedded in URLs, or logged. Cross-calculator handoffs and AI handoffs only happen when you click them — and prefilled links are scrubbed from the address bar on arrival.

Published formulas, worked examples

Every page shows the formula in plain English and a fully worked example computed by the same engine that powers the tool — so you (or your advisor, or your AI assistant) can verify every figure independently.

Calculator questions, answered

Why don't these calculators show an interest rate by default?
Compliance and honesty. America Mortgages never quotes a rate outside a written pre-approval, so every tool asks you to enter the rate you want to model (your bank's indication, a rate you saw quoted, or a stress-test number). Everything downstream is labeled indicative — your actual rate depends on the program, loan-to-value and your profile.
Are my numbers sent to your servers or used for marketing?
No. All five calculators run entirely in your browser — inputs are never posted to a server, written into the page URL, or logged. The only exceptions are actions you explicitly click: a 'take these numbers to another calculator' link, a 'Continue in AI' handoff, or the optional save-on-this-device checkbox (which stores numbers only, in your own browser, auto-deleted after 30 days).
How are these different from Bankrate or Zillow calculators?
Generic calculators assume a U.S. resident with a W-2 and a FICO score. Ours encode how cross-border lending actually works: DSCR qualification on the property's rent, 25%+ foreign-national down payments, asset-depletion income, foreign-buyer closing line items (remote notarization, LLC setup, international wires), currency risk on a USD mortgage, and FIRPTA withholding when you sell. No other lender publishes this stack.
Which calculator should I start with?

Investors comparing rentals usually live in the DSCR qualifier.
