Mortgage calculators built for buying the U.S. from abroad
In short: five calculators that model U.S. property finance the way it actually works for foreign nationals and U.S. expats — DSCR qualification on rental income, 25%+ down payments, foreign-buyer closing costs, currency risk on a USD loan, and the FIRPTA tax withheld when you sell. Every formula is published, every number is indicative, and nothing you type leaves your browser.
DSCR Rental-Income Qualifier
Checks whether a US rental property's income covers the mortgage (DSCR = gross rent ÷ PITIA, STR mode with 20% haircut) and solves the maximum loan at a target DSCR. Built for foreign nationals: no US credit needed, 25–30% down, LLC vesting OK.
Open calculatorSignature tool★ Signature · currency riskForeign-Currency Mortgage Impact
Shows a USD mortgage payment and total cost in your home currency at a user-entered FX rate, with ±10/20% scenario bands, an optional annual-drift projection and the break-even FX move. No live FX rates — every rate is user-entered and illustrative.
Open calculatorStart here · budgetingForeign-National Affordability
How much US property a foreign national can borrow for, via three non-QM paths: DSCR back-solve from expected rent, foreign-income qualifying (DTI cap), or asset-depletion (assets ÷ 60/84/120 months). Outputs max purchase price and an indicative cash-to-close band.
Open calculatorBuyers · monthly costMortgage Payment (PITI) + Closing Costs
All-in monthly payment (principal, interest, taxes, insurance, HOA) plus an indicative closing-cost and cash-to-close band, with foreign-buyer line items (remote notarization, LLC setup, international wires).
Open calculatorSellers · exit planningFIRPTA Withholding / Net Proceeds
Estimates FIRPTA withholding when a foreign owner sells US property (15% default; 10% tier $300k–$1M and 0% ≤$300k with buyer-residence intent, boundaries inclusive), known state overlays (HI, CA), the Form 8288-B reduction note, and estimated net proceeds at closing. Not tax advice.

FIRPTA Withholding / Net ProceedsHow these calculators work — and what they'll never do
You enter the rate — always
We never pre-fill, fetch or imply an interest or FX rate. Rates you enter are treated as indicative; your quoted rate comes in writing at pre-approval. Where we must assume a band (closing costs 2–5%, state tax classes), it's labeled indicative on the result itself.
Your numbers stay on your device
The tools compute entirely in your browser. No inputs are posted to our servers, embedded in URLs, or logged. Cross-calculator handoffs and AI handoffs only happen when you click them — and prefilled links are scrubbed from the address bar on arrival.
Published formulas, worked examples
Every page shows the formula in plain English and a fully worked example computed by the same engine that powers the tool — so you (or your advisor, or your AI assistant) can verify every figure independently.
A typical journey chains the tools: size your budget with the affordability calculator, price a specific home with the PITI + closing-costs tool, translate it into your own currency with the FX-impact calculator, and plan the exit with the FIRPTA estimator. Investors comparing rentals start at the DSCR qualifier. For agents and AI assistants, the machine-readable tool directory lives at /calculators/manifest.json.
