How much can I borrow, and what loan terms are available?
Loans run from $150,000 to $5,000,000. Maximum loan-to-value is up to 80% for U.S. citizens and up to 75% for foreign nationals, so plan for a 20–30% down payment plus reserves. Term options include 15-year fixed, 30-year fixed, 5-year ARM and 7-year ARM (ARM = adjustable-rate mortgage), and every loan can be amortized over 30 years, with interest-only options also available.
How does the process work from overseas?
Everything is handled remotely. We've built a process specifically for overseas clients that eliminates many unnecessary steps — it's easier, faster and more transparent than international banks. You can sign at a local notary or embassy and fund by wire; no in-person visit is required.
